The Challenge
Eisai Inc., the U.S. subsidiary of Tokyo-based Eisai Co., Ltd., retained PharmaBioSource Realty, LLC as its exclusive real estate broker to market and sell a 60,000-square-foot high-potency small-molecule API development and manufacturing facility in Andover, Massachusetts. The divestiture was part of Eisai’s manufacturing network consolidation program. Located on 26 acres approximately 30 miles from Boston, the site offered a strategic buyer the opportunity to acquire a world-class high-potency API asset at a discount to replacement cost, with a substantial reduction in time to market. The facility’s specialized high-potency capability and proximity to the Boston biotech cluster narrowed the buyer universe to pharma and biotech operators where industry-specific network access — not a broad marketing process — determined the outcome.
